Steve & his son
Cosby still feels like a proper village, and the housing reflects that. You've got older stone and brick cottages down near the centre with plumbing that's been patched and repatched over the decades, sitting alongside newer close developments where everything's meant to be modern but somehow still goes wrong at the worst possible time. Steve and his son know both types of job well. Older Cosby homes often have narrow pipe runs, ageing stopcocks and boilers tucked into awkward spots that need a careful eye, while the newer builds tend to bring their own issues, combi boilers working harder than they should, or pressure problems nobody can quite explain. Whatever your street looks like, we turn up, have a proper look, and give you a straight answer rather than a sales pitch. Gas Safe registered, Checkatrade 10/10 from 131 reviews, and a father-and-son team who actually stand behind their work. That's what Cosby gets.
Cosby homes and common issues
Cosby's a mix of older village housing around the historic core, Victorian and Edwardian terraces and cottages, plus the newer estates that have gone up towards Broughton Road and out towards the Countesthorpe side. The older cottages and terraces near the village centre often still have original suspended timber floors and narrower service runs, which makes pipework access more fiddly than on a modern build. Newer estate homes tend to have combi boilers fitted as standard from new, while a fair few of the older properties we visit are still running ageing combis or older gravity fed systems that are well overdue a swap. Given how many of these homes back onto open countryside and fields around the village, we also see more exposed external pipework and outbuildings than you'd get on a tighter urban estate.
- Older cottages and terraces with ageing boilers and outdated heating controls that are inefficient and increasingly hard to get parts for
- Exposed or poorly lagged pipework in outbuildings, garages and lofts freezing up in cold snaps given the more rural, open setting
- Hard water scale build up in boilers and cylinders is common across Leicestershire, and Cosby is no exception, so we see a lot of reduced flow and noisy heating systems
- Newer estate homes with combi boilers losing pressure or tripping out, often down to a straightforward fix like a faulty expansion vessel or filling loop

Cosby - frequently asked questions
- Do you cover Cosby for boiler and plumbing work?
- Yes, Cosby is well within our regular working area. We're out that way often, whether it's a boiler service, a swap, or a general plumbing job that needs sorting.
- Our cottage has an old boiler tucked into a small cupboard, can you still service or replace it?
- No trouble at all. A lot of the older Cosby cottages have boilers in tight spots and we're used to working around that. We'll take a look, explain what's possible, and if a swap makes more sense than another repair, we'll tell you honestly.
- How quickly can you get to Cosby for an emergency leak?
- We aim to get to you as fast as we reasonably can, usually the same day for anything urgent like a burst pipe or a leak that's actively causing damage. Give us a call and we'll be straight with you on timing.
- We're in one of the newer close developments and our combi boiler keeps losing pressure, what's going on?
- Pressure loss on newer combi systems is one of the most common calls we get. It's often a small fault like a weeping valve or an issue with the filling loop, nothing dramatic, but it's worth getting checked before it becomes a bigger problem.
- Do you do boiler servicing in Cosby, or just repairs?
- Both. Regular servicing is honestly the best way to avoid an expensive breakdown, and we'd rather come out once a year for a service than get called out in the middle of winter when your boiler's packed in.
- Can you fix a blocked drain at an older property with original clay pipework?
- Yes, we deal with older clay and cast iron drainage regularly around Cosby's older housing stock. We'll assess what you've got before doing anything, since older pipework sometimes needs a gentler approach than modern plastic.
- What boiler brands do you install and service?
- We install and service all major boiler brands, so whatever you've currently got, or whatever you're thinking of switching to, we can help.
- Do you install new bathrooms or just handle repairs?
- Both. If you're renovating a bathroom in one of the older cottages or a newer build, we can handle the full plumbing side, pipework, fittings, the lot.
- Are you Gas Safe registered?
- Yes, fully Gas Safe registered. Any work on boilers or gas appliances is done properly and to the standard it needs to be, no shortcuts.
- What if I'm not sure whether it's a boiler fault or a plumbing issue?
- That's fine, most people aren't sure and that's exactly what we're here for. Describe what's happening when you call and we'll point you in the right direction, or just come out and diagnose it properly ourselves.
